Today we are talking to Suraj Shah, a London business owner, about his own reasons for investing in the Leeds property market with Lifestyle Property People.

THE BACKGROUND

Suraj was referred to us by an existing client and had been following us on Facebook for a number of months before he got in touch.

He owned one buy-to-let (BTL) maisonette in London at the time and had been looking to expand his portfolio in London but was finding that the prices were far too high.
As well as that, he only wanted to look in areas where he knew someone that could manage the property, in case there were any issues – that made the search even harder.
After chatting to us, reading reviews about our service and hearing recommendations from people he knew, he learned how much further his money could go in the North and warmed to the idea of investing in Leeds.

At the time he was expecting his first baby and wanted to start planning for her future, so in 2018, he re-mortgaged his maisonette and invested the funds with us in Leeds.

We sourced, purchased, refurbished and nice let a two-bedroom BTL property in West Leeds, that we knew was going to benefit from the development of retail part down the road.

THE WHY

For Suraj, the decision to invest in the North and expand his BTL portfolio was driven by his desire to secure his daughter’s future. He wanted to give his daughter “something to fall back on” in the future, especially with it becoming harder and harder for young people to afford a property in London.

He explained “My father helped me to buy this house, and I wanted to be in a position to do the same for my daughter, if required.

Suraj, like many dad’s believes that this is his “duty as a father” – to be able to help his daughter in any way that he can. Suraj inherited these beliefs and values from his father and he wants to pass them on to his daughter (and any future children) to let his father’s legacy live on.

THE PROCESS

Suraj had specified he wanted a 3-bedroom property, close to the city centre and which didn’t need much work doing to it. We knew we could find a property that matched his requirements, but when this property came up, we couldn’t deny that although it was a 2-bedroom property, it was a much better quality property and would be much more popular in the rental market. Once we purchased and refurbished it, it was let within a few days!

The service was seamless – everyone and everything just clicked well together – and you don’t see that with many companies,” Suraj says.

He recalls feeling that he was kept in the loop throughout the process and there were never any unexpected surprises.

The quality of the service was consistent across all the partners and everyone always knew exactly what was going on with my property – no matter who I spoke to,” he told us.

THE RESULTS

Suraj decided to take a hands-free approach to expanding his BTL portfolio and was able to make his money go further by investing in Leeds.

He said: “I signed up and within the blink of an eye everything was done. Lifestyle made sure I got exactly what I wanted, so I know that when I’m ready to buy another property in Leeds, you’ll definitely be my first port of call.” 

12 months on, Suraj had a change of tenancy and he was surprised that our partner letting agents even managed to negotiate a 10% increase in rent, so his rental return is even higher! 

 Suraj is using the extra income from the property towards his daughter’s nursery fees and to fund family holidays. 

This is really important for me because I work 6 days a week and so it’s a priority to be able to get away from life’s distractions and spend quality time together, without worrying about how much it costs.

As he builds his buy to let portfolio in Leeds, he would also like to use the money to fund his daughter’s education.

“I’m not the most learned person, but I want my daughter to be able to have all the opportunities open to her so she can achieve what she wants to,” he told us.
