OVERVIEW

Hiten heard about Lifestyle Property People at a seminar that our founder spoke at in 2019. Having invested in property since 2006, he already had a diversified buy-to-let portfolio with properties in Luton, Manchester and Newcastle. Hiten’s goal has always been to reduce his stress levels and enjoy a healthy life – something his father struggled with. 

Like most people, he followed our business updates on social media for over six months before deciding to go ahead with us. We asked to him about his decision to invest in Leeds.

I always felt like I was in safe hands. I knew things were being taken care of as the team were great with communicating with me. They had the knowledge and I really felt like I could trust them.

WHAT WERE YOU TRYING TO ACHIEVE WITH THIS INVESTMENT?

As with all my investments, I wanted rental cashflow in the short term and capital appreciation over time. I want to cover my home expenses using the income from the properties so that my wife and I can both go part-time at work. My job is stressful, and I work long hours, but I’d like to spend more time with my family and friends, because that’s what’s important in life. The income from the properties gives me a bit more freedom and the properties themselves can become my pension pot later. 

WHAT RESULTS DID YOU ACHIEVE?

The numbers were very healthy – the overall returns stacked up at about 15-18% – and this was a lot higher than what I thought it would be. The refurbishment work carried out by the Lifestyle team helped us secure a higher rent and the market is on the up at the moment too!

WHAT DREW YOU TO INVESTING IN LEEDS?

What drew me to Leeds was the fact that investing in Manchester was getting more competitive, and I kept getting priced out – so, really, I was looking for the next best place. I also loved the idea of just paying someone else to do the hard work for me. 

WHAT MADE YOU WANT TO INVEST WITH LIFESTYLE IN LEEDS?

I followed Lifestyle on social media for a number of months and their idea about creating an additional income stream through a diversified portfolio of properties really resonated with me. They seemed very credible and I could tell they weren’t hiding anything. 

Knowing that Lifestyle had been investing in Leeds for a number of years was reassuring – and I felt it was a safer bet than me doing it alone. As they had the experience and knowledge, they could get it done and I didn’t have the time or the appetite to go back and forth between Leeds and London – Lifestyle had already done the legwork so I was happy to leave it to them. Just like with DIY, I always think: what’s the point in me doing it if I’m just going to make a mess and it’ll probably end up costing me double the amount to fix it later! Leave it to the experts, I say!

TELL US ABOUT YOUR PREVIOUS INVESTMENT EXPERIENCE

Since 2013 I’ve bought and sold about 12 properties and I now have 7 buy-to-let properties including a couple of HMOs (houses in multiple occupation) in Manchester and a commercial property in Luton.  

WHY IS INVESTING IN PROPERTY IMPORTANT TO YOU?

My father passed away at quite a young age – he was only 59 – and it was down to ill-health. It’s made me far more conscious of my own lifestyle choices and I want to make sure my life is as healthy and stress-free as possible.  

WHO ELSE WILL YOU BENEFIT FROM YOUR INVESTMENTS?

In the future I’d like my daughters to take over my portfolio and build on it – I’m hoping that they do! My eldest daughter has an underactive thyroid, so she also needs to live a healthy and well-balanced lifestyle, and the income from the properties should help with this.
