Our Property Investment Process

Our Property Investment Process has been crafted over the years to ensure that you know exactly what you will be getting before we go out to source a property for you.

Our first port of call is to sit down with you to understand your story and what you’re trying to achieve by investing in property. We go through a detailed fact-find to really get under the skin of what is driving you to look at investing and why that is important to you right now.

This also gives both parties a chance to really get to know each other before deciding to proceed with the purchase.

1. Onboarding

Once you have paid our service management fee, the first step in our process is for you to complete the Onboarding Pack.

We then send you a list of certified documents that we need from you.

Once we have these documents, we invite you to speak to our Accountant to get advice on what purchasing structure is most tax efficient for you; and finally our mortgage advisor, will invite you to complete the mortgage fact find form so they can confirm that you will be able to get a mortgage, before we start the sourcing process. It is important for us to know that we can move quickly to agree a sale if the right property comes up.

2. Sourcing

Next, our Sales negotiator will call you to re-confirm your situation and your property requirements and then will begin sourcing a property for you. Although we have very good relationships in Leeds, this process typically takes approximately 1 month as we are trying to secure the best property for you and not just the first property that meets your criteria up.

Once you have decided to go ahead with the purchase, the final step is negotiating the best possible price with the Estate Agent and confirming that the purchase has been agreed by the vendor.

3. Purchasing

Following confirmation that the purchase is proceeding, we will instruct the purchasing team to start doing the necessary due diligence on the property. We will arrange for a condition survey to be carried out and will also liaise with the other to keep the purchase progressing.

The purchasing process typically takes up to 4 months, but we will keep you updated of any issues or if you need to take any action. On Exchange, you will need to transfer funds to the Solicitor and transfer the refurb funds to our sister company Lifestyle Refurbishments. Completion of the purchase usually follows a week later, but can be simultaneous.

Congratulations! You are now the owner of a Leeds property.

4. Refurbishing

We will collect keys from the Estate Agent and do a sweep of the property to ensure it is left as we expected it to be. We will also take meter readings and submit these to the relevant companies and inform the council that you are the new owner of the property.

Next, our Project Manager will create a schedule of works and liaise with the build team to complete the project as quickly as possible to minimise any void periods. On all projects, we will provide:

1. A Gas Safety Certificate
2. An Electrical Installation Condition Report
3. An Energy Performance Certificate
4. A full Schedule of the works completed
5. An itemisation of the contractor invoices
6. A statement showing the balance of the refurb funds

Once the works are complete, the PM will complete our Quality Assurance checklist to ensure that nothing has been missed, before handing over the keys to the Letting Agent.

5. Renting

Your property is now ready to be rented!

Our professional and trustworthy Lettings partner will onboard the property onto their system and confirm they have all the safety certificates and licenses required to rent the property out. They will then find and vet the tenants thoroughly to ensure that we only get the best possible tenants. There is a lot of demand for these types of properties in the Leeds property market so we expect the property to be rented within 1 month.

We will liaise with the Letting Agent to vet the applicants and send you the details to make the final decision.

And that’s it – You are now receiving monthly rental income and are officially a Leeds Buy To Let Landlord!
