From start to finish

We understand that our clients are busy people and we have a tried and tested model for ensuring they get excellent returns with minimal involvement.

If you decide to go ahead with our service, we will ask you to
pay a deposit to add you to our waiting list.

1. Onboarding

Good properties don’t stay on the market long, so once we find you a suitable property, we need to secure the purchase quickly to avoid being gazumped.

We do this by ironing out the details before sourcing a property for you:
– We confirm your purchase structure (personal or limited company)
– We collect your purchase documents (ID, Proof of Address & Funds)
– We confirm that you can get a mortgage (Decision in Principle)

We’ll have a call to discuss any specific criteria you have and then begin viewing properties that match that criteria.

Once we find a property that passes our quality checks, we’ll call you to talk through the numbers and send over the appraisal for your approval.

Only when you are completely happy, will we proceed to agreeing the purchase with the seller.

3. Purchasing

We will guide you through our 5-step purchasing process, including getting a mortgage offer, carrying out the necessary property condition checks, completing the legal due diligence and getting a buildings insurance quote.

We will liaise with all parties during this stage and ensure that everyone is satisfied before we complete the purchase of the property.

4. Refurbishing

After the house has been purchased, we contact all the utility suppliers on your behalf and instruct the refurbishment team to start works.

Our aim is to complete all works within 4 weeks, ensuring the property is ‘the best house on the street’, so it gets rented quickly.

We’ll send you updates to keep you posted on how the work is going and we’ll also take before and after pictures so you can see the works we have completed.

4. Refurbishing

After the house has been purchased, we contact all the utility suppliers on your behalf and instruct the refurbishment team to start works.

Our aim is to complete all works within 4 weeks, ensuring the property is ‘the best house on the street’, so it gets rented quickly.

We’ll send you updates to keep you posted on how the work is going and we’ll also take before and after pictures so you can see the works we have completed.

5. Renting

We will liaise with the Letting Agent to market the property to potential tenants and help you select the best ones. The Letting Agent will then vet the tenants and get the Tenancy Agreement signed, confirming the official move-in date.

2 weeks later, we will begin the close-off process, finalising the refurb numbers and refunding any unspent funds back to you

We will also invite you to have a close-off call to discuss the next steps and gather any feedback you have fo us.
